Building surveys for parties acquiring premises, whether this be home owners purchasing a new house, business users buying or leasing commercial property, or parties acquiring commercial property for investment purposes. Our inspection services also include Building Surveys, Defect Inspections and HomeBuyer Reports.  With regards to commercial property, we have significant experience and expertise regarding Dilapidations, working for both Landlords or Tenants.

Architectural Design Work for parties wishing to extend their existing properties, or for those wishing to build something from new. We also undertake conversion works of existing property, including barns. Such works can include the preparation of Specifications of Work and the full tendering process. We can manage the whole construction process for you, leaving you free to concentrate on your own business needs.

Neighbourly Matters - Party Wall, Boundaries and Rights to Light - Relevant to parties who may be affected by The Party Wall Act or may wish to confirm (or be in dispute regarding) boundaries. Adrian Marston has particular detailed knowledge and experience of Party Wall matters and Philip Smith has dealt with numerous boundary matters, including with regards to legal disputes.  Of a more specialist nature, we are Rights of Light consultants, advising and assessing matters in respect of legal rights to light and also undertaking BRE 209 Daylight and Sunlight assessments (associated with applications for Planning Permission).  With regards to these services, we cover the entire north of England and the southern parts of Scotland. Measured Building Surveys and Lease Plans. A significant part of our work involves measuring existing buildings to produce existing floor plans and elevations. These can be required for numerous reasons such as, for example, to enable proposed designs to be prepared, or to assist with good estate management of a building. We also prepare such drawings for Lease Plans. We utilise the latest in Bluetooth laser mobile technology to measure and prepare Autocad floor plans instantaneously, resulting in very quick, accurate drawings, with no need for return visits to site.  In addition, significantly, using this technology, the drawings are complete in digital format as soon as the surveyor leaves site, meaning that the client has no further delays waiting for drawing-up of a measured survey.  For a large building, this can literally save weeks on a project, with obvious associated cost savings.
